Developer
Duties and Responsibilities:
- Identify, evaluate and recommend potential
properties utilizing established criteria.
- Screen potential properties against selection
criteria to determine potential prospects.
- Compile pertinent information on potential
properties.
- Model deals in financial pro forma and analyze
to determine feasibility.
- Conduct preliminary competitive market analyses
to confirm income assumptions.
- Conduct site and area visits (In –state and
out-state travel required)
- Prepare letters of intent / purchase offers for
review, approval and signature.
- Negotiate letters of intent / purchase offers
with brokers/sellers.
- Coordinate due diligence activities (through
third party consultants) on controlled properties,
including but not limited to:
- Engineering inspections
- Cost estimate
- Market study marketing program
- Management budget
- Prepare seed money budgets, scope of work for
the project and construction cost estimates.
- Assist in preparing for the closing of projects.
- Assist in the coordination of design issues with
architects and engineers.
- Negotiate consultant contracts, scope of work
and schedules.
- Coordination of government entitlement process.
- After closing, monitor construction progress of
the project.
- Monitor all related budgets and provide reports
as necessary for budget deviations.
- Monitor results of the marketing program until
sustaining occupancy is achieved.
- Research and recommend amendments to product
type with help from construction, management, and
design professionals.
- Punch all areas of work that are not
specifically covered in the consultant contracts,
acting as owner’s representative in project
acceptance process.
Miscellaneous Items:
- Prepare market comp studies for various
geographical areas.
- Conduct other tasks as may be requested from
time to time.
Minimum Qualification:
- Bachelor’s degree in Urban Planning, Finance, or
other related field with five years experience.
